Abstract: TAX ACCOUNTING CONSIDERATIONS AND ITS IMPLICATION ON REAL ESTATE INVESTMENTS

This study examines tax accounting considerations and their implications for real estate investments, focusing on Lagos. The objectives are: to assess the impact of tax policies on real estate profitability, evaluate the role of tax incentives in investment decisions, and analyze the challenges of tax compliance for real estate investors. Using a survey design, this research gathered data from 400 real estate investors, derived using Taro Yamane's formula to ensure a representative sample. A case study approach was applied to a prominent real estate firm in Lagos to provide in-depth insights. The reliability coefficient score of the survey instrument was 0.85, indicating high reliability. Findings reveal that tax policies significantly affect investment profitability, with tax incentives playing a critical role in investment decisions. However, compliance challenges persist, often due to complex tax regulations. Recommendations include simplifying tax regulations and enhancing tax incentives to boost real estate investments.
